Building Regulations & Building Control

Any building and construction work undertaken within Britain, must comply with formal laid out standards, and these are known as Building Regulations.  So whether you're removing an internal supporting wall, building an extension or constructing a new dwelling, the construction work needs to meet current Building Regulations.

Prior to commencing your construction project, Building Control approval needs to be obtained.  We can prepare your plans incorporating building notes, dimensions and specifications in order for your project to meet Building Regulations in order to achieve consent.  During the project a Building Inspector will visit at certain agreed stages of the build to sign-off the completed work.  Once the construction is complete, the Building Inspector will issue the building owner with a Certificate to confirm the work is built in accordance with the Building Regulations.

There are three formal routes for obtaining Building Control Approval;

1. Local Authority Building Control Dept - submission of plans and documents for approval and inspection.

2. Independent Building Inspectors - submission of plans and documents for approval and inspection.  Applications MUST be submitted at least 14 days prior to commencing works on site, otherwise the project will be referred back to the Local Authority.

3. Building Notice - Issued by client's Building Contractor to the Local Authority Building Control Dept.

If building works have already been carried out without prior inspection and approval, it is possible to obtain retrospective approval via the submission of a regularisation application with the Local Authority Building Control Dept.
